HOW MUCH IS A 50 BY 100 PLOT ALONG THE INDIAN OCEAN?

Some very sharp Ugandans have already started calling real estate agents, whispering confidently into the phone, "Boss, how much is 50 by 100 along the Indian Ocean?" Yes ... the Indian Ocean. Not Entebbe Road. Not Kira. Not even Garuga. The Indian Ocean.
Apparently, we now skip the mainland entirely and go straight for the coastline, because, why not? If social media says Uganda has ocean access now, then surely someone must be selling plots on the beach, right?
Since last week, the hype has gone full-blown viral. You'd think a new gold mine had been discovered in Mombasa. Everyone is busy forwarding voice notes, screenshots, "unofficial maps," and that one friend who knows a guy whose uncle works with someone who once saw a coastline near Mutukula.
And of course, the legendary "kyapa kumeza" land demarcator and condominium developers, those unstoppable titans of creativity, have reportedly already begun "eyeing prime land along the coast," tape measures in hand, ready to parcel the shoreline into 50 by 100 plots before the tide interferes.
But before we get ahead of ourselves, before we start comparing beach-front prices between Mombasa, Malindi and Lamu, I have a burning question:
If you have a title on a water body, say for fish farming, is it still called a land title? or do you get a water title? A wetland title? or perhaps a floating freehold? Should the registrar bring a towel when issuing it? These are the real conversations we should be having, people.
Because if plots on the Indian Ocean are now trending in Uganda, then surely fish farms deserve formal documentation. Imagine bragging: "I own 12 decimals of prime deep-water front." Not waterfront. Water front. Meaning the front is literally water.
Now, back to the main question everyone seems to be dying to know: How much is 50 by 100 along the Indian Ocean?
Well, depending on which WhatsApp group you belong to, the answers range from "around 30 million" to "just bring your national ID and 200k deposit" to "call this number, hurry, limited plots available." Meanwhile, actual coastal property in Kenya is quietly clearing its throat like, "Excuse me? Do you know how many zeros come after my price tag?"
But who are we to crush dreams? If Ugandans can already see themselves owning beach houses, sipping juice as they watch the waves roll across Kayunga Bay, then let the imagination thrive.
After all, this is Uganda, the land where rumors travel faster than broadband, where coastline appears overnight, and where you can negotiate land that doesn't exist ... yet.
But here's the good news, the real good news, not the forwarded type. Once such 50 by 100 coastal become plots officially available to Ugandans, we shall be able to list them on the Real Estate Database (RED), right next to the other Kenyan listings we already host. Whether it's beachfront, riverfront, lakefront, or possibly wave-front, RED is ready to accommodate them.

So go ahead. Ask that agent. Dream big. Visualize your oceanfront investment. Just don't forget your swimming skills, your plot might be in the Indian Ocean, not next to it. And for the record, someone should really let the tidal waves know that their new landlord is on the way.
