ANNOYING QUESTIONS THAT PROPERTY BUYERS ASK REAL ESTATE AGENTS IN UGANDA.

Annoying questions that property buyers ask.

As a real estate agent in Uganda, you have probably encountered a range of questions from property buyers. While some questions may be straightforward and easy to answer, others can be downright annoying. Here are some of the most common annoying questions property buyers ask real estate agents in Uganda, and how to deal with them.

1) "What's the lowest price the seller will accept?"

This is one of the most annoying questions that property buyers ask real estate agents in Uganda and yet it's also the commonest. At first it looks like an innocent question since It's understandable that buyers want to negotiate the best deal possible, but asking for the lowest price can be a waste of time. Sellers in Uganda typically set their prices based on the current market value of the property and their personal financial needs, so there is often little room for negotiation. Instead, you should focus on discussing the property's features and benefits and explaining why it's priced the way it is.

2) "Can you find me a house with a swimming pool and a large garden for UGX 120M?"

Some buyers have unrealistic expectations about what they can get for their money. While it's possible to find properties with swimming pools and large gardens in Uganda, they are likely to be a lot more expensive than an average house. It's important to educate buyers about the local market and manage their expectations. Explain that they may need to compromise on some features if they have a limited budget.

3) "Can you show me properties in every part of the city?"

Buyers who want to see every property in every part of the city can be exhausting for real estate agents. It's important to narrow down the search criteria based on the buyer's needs and preferences. For example, if they are looking for a family home, you may want to focus on properties in family-friendly neighborhoods. If they are looking for an investment property, you may want to focus on areas with high rental yields.

4) "Can you take me to see that property right now?"

Some buyers can be very demanding and expect real estate agents to drop everything they are doing right now to show them properties on demand. While it's important to be responsive to buyers' needs, it's also important to manage their expectations. Explain that you need to check the availability of the property and the seller's schedule before scheduling a viewing. You should also make sure that you have all the necessary documentation and information about the property before showing it to buyers.

5) "Can you tell me everything about that property?"

Buyers who expect real estate agents to be walking encyclopedias about every property they show can be frustrating. While it's important to have a good understanding of the properties you are selling, it's impossible to know everything. Instead of trying to talk about everything, focus on the key features and benefits of the property, and be honest about what you don't know and what you know.

6) "Why has this property been on the market for so long?"

This question can be frustrating for real estate agents in Uganda because there can be a variety of reasons why a property hasn't sold yet. It could be overpriced, in a less desirable location, or in need of repairs or renovations. Its also possible that the seller was previously not  commited to the selling process. Instead of focusing on why the property hasn't sold, try to highlight its positive features and explain why it may still be a good investment opportunity for the buyer.

7) "Can I make a low ball offer?"

Some buyers in Uganda may try to make a low ball offer on a property in an attempt to get a better deal. While it's important to negotiate the best possible price for your clients, it's also important to be realistic. Explain that a low ball offer may not be accepted by the seller and could risk upsetting him and losing the property altogether. Instead, encourage buyers to make a fair and reasonable offer based on the market value of the property.

8) "Can you help me get a mortgage?"

Some buyers may expect real estate agents in Uganda to help them secure a mortgage for their property purchase. While it's important to provide guidance and advice on the mortgage process, it's not typically the responsibility of the real estate agent. Instead, refer them to reputable mortgage lenders or financial advisors who can help them secure the best possible financing options.

9) "Can you find me a property that's exactly like that one but cheaper?"

It is highly likely that "a property that's exactly like that one" a buyer is interested in will come at a similar price, and cheaper alternatives may be located in areas the buyer is not interested in or lack desired features. While some buyers may hold unrealistic expectations about finding a property with all their desired features at a lower price, it's better to look for properties that offer good value for money and meet their needs. Buyers should be open to exploring different low-budget locations or property types that may still satisfy their needs and budget.

10) "Can you tell me about the neighbors and the neighborhood?"

While it's important for buyers to know about the neighborhood and the community they will be living in, it can be difficult for real estate agents in Uganda to provide detailed information about the neighbors. Privacy laws prevent agents from disclosing personal information about the neighbors, and it's not always possible to know how they will interact with new residents. Instead, focus on providing information about the local amenities, schools, and public transportation options in the area.

11) "What's wrong with this property?"

Buyers who ask this question may be looking for a reason to negotiate a lower price or may be concerned about hidden problems with the property. It's important to be honest and transparent about any issues or repairs that need to be addressed, but also highlight the positive features of the property. Work with the seller to address any issues before listing the property to avoid any surprises during the sales process.

12) "Can I make changes to the property after I buy it?"

Buyers who want to make changes to the property after the sale can be challenging for real estate agents in Uganda. It's important to educate buyers about any zoning or gated estate regulations that may limit their ability to make changes to the property, as well as any additional costs that may be involved. Encourage buyers to consult with contractors or architects before making any major changes to ensure that they are feasible and within their budget.

13) "Can you guarantee that this property won't lose value?"

Buyers who are concerned about the value of the property can be challenging for real estate agents in Uganda. While it's impossible to guarantee that a property will increase in value, it's important to educate buyers about the local market trends and potential risks. Focus on the positive features of the property and explain how they may contribute to its value over time.

14) "Can you find me a property with no flaws?"

Buyers who expect a flawless property can be unrealistic and challenging for real estate agents in Uganda. Every property will have some flaws or imperfections, and it's important to set realistic expectations with buyers. Encourage them to focus on the key features that are most important to them and be willing to compromise on some of the less important details.

15) "Can you show me properties outside of my budget?"

Some buyers may ask real estate agents in Uganda to show them properties that are outside of their budget in the hopes of finding a better deal or a property with more features. However, it's important to respect the buyer's budget and provide them with options that are within their price range. Showing properties that are outside of their budget can lead to disappointment and frustration.

16) "Can I buy this property without a home inspection?"

Some buyers may be eager to close the deal and skip the home inspection process, but it's important to educate them about the potential risks involved. Encourage buyers to invest in a home inspection to identify any issues or repairs that may need to be addressed before closing the deal. This can help to avoid any surprises down the road and ensure that the property is in good condition.

18) "Can you provide me with a list of all the properties you have available?"

Real estate agents in Uganda may be hesitant to provide buyers with a comprehensive list of all the properties they have available, as it can be time-consuming and may not be necessary. Instead, focus on providing buyers with options that meet their specific needs and budget. Encourage them to narrow down their search criteria to save time and streamline the buying process.

19) "Can you guarantee that I'll get this property if I make an offer?"

Real estate agents in Uganda cannot guarantee that a buyer will get a property if they make an offer, as it's ultimately up to the seller to accept or reject the offer. Instead of making guarantees, focus on providing buyers with guidance and advice on how to make a competitive offer based on the local market conditions and the seller's preferences.

20) "Can I see the property again before making an offer?"

Some buyers may want to see the property again before making an offer, which can be challenging for real estate agents in Uganda if the seller is no longer available or if the property is already occupied. However, it's important to accommodate the buyer's needs and schedule a showing if possible.

21) "Can you help me find a property without a commission?"

Some buyers may ask real estate agents in Uganda to help them find a property without paying a commission, which can be difficult for agents who rely on commissions for their income. It's important to educate buyers about the value that agents bring to the buying or selling process and the expertise they provide. Emphasize that working with an agent can save them time and money in the long run.

22) "Can you help me find a property with a guaranteed return on investment?"

Buyers who are looking for a guaranteed return on investment can be challenging for real estate agents in Uganda, as there are no guarantees in real estate investing. It's important to educate buyers about the local market conditions and potential risks involved, and encourage them to work with a financial advisor to evaluate the potential returns on investment.

23) "Can I move in before closing?"

Buyers who want to move in before closing can be challenging for real estate agents in Uganda, as it can create legal and financial complications. It's important to educate buyers about the risks involved and encourage them to wait until the closing date to take possession of the property.

24) "Can you find me a property with no HOA fees?"

Some buyers may ask real estate agents in Uganda to find them a gated estate property with no Home Owners Association (HOA) fees, but it's important to educate them about the benefits of an HOA and the potential risks of buying a property without one. Emphasize that an HOA can provide valuable services and amenities, and help to maintain property values.

25) "Can you find me a property with no down payment?"

Buyers who want to buy a property with no down payment can be challenging for real estate agents in Uganda, as it may not be feasible depending on their financial situation. There is the RAPI Home Scheme however that offers land purchases without down payments. It's important to educate buyers either about the RAPI Home Scheme or benefits of a down payment and encourage them to work with a lender to explore their financing options.

26) "Can you show me properties that are not listed on the market?"

Some buyers may ask real estate agents in Uganda to show them properties that are not listed on the market or those being sold under cover, but it's important to avoid conflict of interest and maintain professional boundaries. Instead, encourage buyers to focus on the properties that are genuine or currently listed and available, and work with the buyer to find the best fit

27) "Can you tell me how much I should offer for this property?"

Real estate agents in Uganda can provide guidance and advice on pricing, but it's ultimately up to the buyer to decide what their budget is and thus how much to offer for a property. Encourage buyers to do their own research and consider factors such as local market conditions, comparable sales, and the property's condition and features.

28) "Can you help me buy a property with bad credit?"

Buyers with bad credit can be challenging for real estate agents in Uganda, as it may limit their financing options and ability to buy a property. Encourage buyers to work with a lender to improve their credit score and explore alternative financing options such as seller financing or rent-to-own arrangements.

30) "Which locations do you have and what are the prices?"

This one is as annoying as the one that says "Can you show me properties in every part of the city?". Agents usually have listings in many locations within a district or a region and at many different prices. It would make an agent's job easier if buyers specify two or three locations of their interest. Showing them properties in Kololo when their budget is for Bulindo or Gayaza is not helpful, and showing them properties in Kasokoso when their lifestyle is for Naguru is equally annoying. Therefore, it's important for buyers to be specific about their location preferences so that real estate agents can provide more targeted options and save time for both parties.

31) "Can they accept half of the asking price?"

It's important for agents to explain to buyers that sellers usually have a minimum price they are willing to accept for their property and that making an offer significantly below the asking price may not be successful. Agents can work with buyers to make a competitive offer that takes into account the local market conditions and the seller's expectations. (NB: This question was submited by Wilberforce from Credo Management Services Ltd)

32) "Why do I need an agent if I can reach the seller directly?"

Agents should explain the value that they bring to the transaction, including their expertise in navigating the local market, negotiating the best deal for their clients, and guiding them through the entire buying process. Agents can also provide valuable insight into the property's history and potential issues, as well as access to a broader range of properties through their networks and connections in the industry.. (NB: This question was submited by Wilberforce from Credo Management Services Ltd.

33) "Are you sure you have experience, as you look young?"

I strongly belive that this question applies to many of the agents on the RED since about 80% of them seem to be below 40 years of age. To address this question, agents should explain the value that they bring to the transaction, including their expertise in navigating the local market, negotiating the best deal for their clients, and guiding them through the entire buying process. Agents can also provide valuable insight into the property's history and potential issues, as well as access to a broader range of properties through their networks and connections in the industry. (NB: This question was submited by Wilberforce from Credo Management Services Ltd)

34) "Why do we pay inspection fees or showing fees or search fees?"

Real estate agents in Uganda may charge inspection fees, showing fees, or search fees to cover their time and expenses related to property inspections, showings, and searches. Buyers should understand what they are paying for and ask for a breakdown of any fees before agreeing to pay. Negotiating fees or seeking out agents with transparent pricing can help buyers avoid unexpected costs. In some cases, fees may be waived if the buyer purchases a property through the agent, but it's important to clarify the terms of any fee arrangements with the agent to avoid confusion. (NB: This question was submited by Hubert from Kameruka Properties)

35) "Are you the owner of the property?"

It's not always clear why buyers ask this question, but it's possible that they assume that those who list properties on the RED (Real Estate Database) are the owners. As an agent, it's important to clarify your role and relationship to the property, and to provide accurate and honest information about the ownership and sale of the property. (NB: This question was submited by Hubert from Kameruka Properties.

36) "Who can stay in Kira?"

Some property buyers may express a dislike for certain areas, such as Kira and surrounding areas, without providing a clear indication of where they are interested in buying. This can make it difficult for real estate agents in Uganda to understand their clients' preferences and find properties that meet their needs. It's important for buyers to communicate their location preferences clearly to their agent to ensure a successful buying process instead of despising every suggested location that suits their budget while at the same time rejecting high-end (better) locations as to expensive. (NB: This question was submited by Hubert from Kameruka Properties)

37) "Why are they selling?"

Real estate agents in Uganda may encounter this question from property buyers who want to know the reason behind the sale. However, sellers in Uganda do not have a habit of disclosing why they are selling their property, as some sales may be due to distress or divorce issues. Encourage buyers to focus on the condition, location, and features of the property rather than the seller's motivation for selling. (NB: This question was submited by Denis from Rentwide)

In conclusion:

Real estate agents in Uganda may encounter a range of challenging and annoying questions from property buyers. It's important to maintain professional boundaries, be patient and transparent, manage buyers' expectations, provide valuable guidance and advice, educate them about the local market, and focus on the key features and benefits of the properties you are selling. By doing so, you can build trust, credibility, and strong relationships with buyers, increasing your chances of closing successful deals.

AGENTS WHO LIST CONSISTENTLY WIN MORE BUYERS. - "Success in real estate comes down to two factors, taking care of and valuing the customer." That quote by Michael Miedler hits differently when you look at how most real estate agents approach digital marketing today, because truth be told, many agents are still treating online property marketing like a side hustle instead of the main storefront of their business. And that's exactly why so many listings disappear into the internet like unsold plots in a swampy location nobody wants to touch, ....

Every agent knows the drill, your phone buzzes, you see a new inquiry, but deep down you wonder, is this person really serious or just window-shopping? That's where the magic of a ....

LACK OF PROPERTY IMAGES MAY BE AFFECTING YOUR SALES. - If you've ever sat there wondering why your listings aren't getting the calls you expected, yet you know deep down that your prices are fair and your locations are solid, then you're about to confront a truth that most agents on the Real Estate Database, RED, quietly ignore. It's not the market, it's not the economy, it's not even competition. It's the way your listings are presented online. And this is where the hook tightens because once you see it, you can't unsee it. The Uncomfortable Que ....

PROFESSIONAL PROFILE PHOTOS GET MORE LEADS. - Every agent dreams of closing more deals, but here's the uncomfortable truth, buyers don't just buy properties, they buy into people. And the very first handshake you give them isn't physical, it's visual. It's your profile picture. Scroll through any property portal and you'll notice something right away. Some agents look polished, approachable, and trustworthy, while others either don't have a profile photo at all or slap in a blurry selfie or they have the default shadow place holder image ....

DON’T WAIT TO LIST YOUR PROPERTIES, LIST YOUR PROPERTIES AND WAIT. - You have been looking at listings from other real estate agents on the Google search engine, and wondering how they got that visibility, those inquiries, those leads? Yet, you've got listings that could outshine half of what's online if only they were seen. That's the silent frustration every agent feels, knowing you've got golden properties gathering dust in your gallery while the competition is closing deals online right under your nose. But here's the irony, it's not that your listings aren' ....

WHY THE RED DOESN’T HAVE SALES TRANSACTION DATA. - Ever wondered why you can scroll through local property portals all day and still not see the actual transaction history? That's because property sales in Uganda don't play out like stock trades with neatly published figures, and thus The Real Estate Database (RED) doesn't have property sales transaction data, and for good reason. Property deals and related transactions are usually closed offline, away from the spotlight, often behind closed office doors or at someone's dining table. "So, wha ....

1ST, CHOOSE THE HOUSE, THEN THE AGENT WILL STEP IN. - Don't overthink it, just select a location (and price), then pick your taste. Ever heard of buyers who keep scrolling through listings like they're window shopping at a mall, only to end up with nothing? It happens a lot in the Ugandan property market. The irony is, you don't need to have it all figured out from day one. The real trick is simple: 1st, choose the house that you want, then the agent will step in. That first click, that one choice, is the trigger that sets the wheels in motion. ....

DON’T ATTEMPT TO SALE A PROPERTY THAT HAS ISSUES. - Real estate agents are playing a very dangerous game, and many of them don't even know it. Uganda's real estate sector is booming, but beneath the opportunity lies a silent danger. Many agents don't realize that one unverified property, or careless upload, or innocent listing can drag them into police trouble, CID investigations, or even prison. In this industry, a single mistake can ruin everything. The Invisible Line Between Business and Crime Most agents don't think twice before uploading ....

LISTEN TO YOUR AGENT, NOT YOUR FRIEND’S UNCLE. - Picture this. You're standing on a plot in Kampala, listening to your friend's uncle tell you that he bought his house in Entebbe for peanuts seven years ago. He's shaking his head, insisting prices will "definitely" drop again if you just wait. Meanwhile, your agent is showing you real-time market analytics data from the Real Estate Database (RED), outlining current demand in your preferred neighborhood and explaining how listings are moving faster than you think. Who would you rather trust, ....

Because deep down, you already know that your real estate marketing sucks, so here below are 10 ways to improve, and the sooner you admit it, the faster you'll fix it. Most agents don't have a marketing ....

DUPLICATE RECORDS ARE NOT ALLOWED IN THE RED. - If this feels like it's about you, pause right here. You've uploaded a property, then uploaded it again with a slightly different price, then again because the photos were clearer, then again because the client changed their mind. It felt harmless, even strategic. More listings, more visibility, right? That assumption is exactly why this conversation needs to happen, and why it can't be soft, polite, or negotiable. Duplicate records are not allowed in the Real Estate Database (RED), and this is ....

LAND DOESN’T GROW, THE AREA AROUND IT DOES. - Land doesn't send you reminders, it doesn't post updates, and it doesn't scream for attention, yet somehow it quietly outperforms almost everything else over time. While buildings age, trends shift, and markets wobble, land just sits there, patiently appreciating as roads extend, populations expand, and demand slowly creeps closer. The uncomfortable truth is this, most people don't miss out on land because it was expensive, they miss out because they waited. And because land doesn't grow, ....

YOUR EXCLUSIVE LISTINGS ARE FAILING, HERE’S WHY. - In Uganda's fast-growing property market, especially around Kampala and its surrounding areas, exclusive listings are both a blessing and a source of endless frustration. When handled right, exclusive listings can deliver faster sales, better prices, and happier clients. When handled poorly, they create confusion, mistrust, and missed opportunities. Let's break down where things often go wrong, and more importantly, how to fix them. The Problem with How Exclusive Listings Are Handled One of ....

TRUST THE REAL ESTATE DATABASE (RED) PROCESS. - One of the most common questions we receive from new members joining the Real Estate Database (RED) is, "How will my website be designed?" Closely followed by, "Will I have any control over how it looks and functions?" The answer is simple: yes, you will have input into the design, but there is also a proven process that we follow. That process has been refined over many years of building, managing, and optimizing real estate websites for the Ugandan market and beyond. We call it the RED proc ....

THERE ARE TOO MANY OUTDATED LISTINGS ONLINE. - Let's be honest, you've probably been there before. You stumble on a "dream property" online, maybe a four-bedroom in Kira with a manicured lawn or a plot in Wakiso with just the right price tag. You get excited, you call the agent, only to hear those deflating words, "Sorry, that one was sold months ago." Suddenly, your trust in property platforms vanishes. But here's the twist, that pain point is real, yet it doesn't have to define your buying journey. When buyers start their search inside ....

MY HOME IS NOT SELLING, NOW WHAT? - Selling a home can be an emotional and stressful experience, especially if your property has been on the market for an extended period without any offers. The longer your home stays on the market, the more frustrating and overwhelming it can become. So, what should you do when your home is not selling? Here are some helpful tips to consider: Re-evaluate your pricing strategy: One of the main reasons why homes don't sell is because they are overpriced. Take a step back and objective ....

HOW MUCH IS A 50 BY 100 PLOT ALONG THE INDIAN OCEAN? - Some very sharp Ugandans have already started calling real estate agents, whispering confidently into the phone, "Boss, how much is 50 by 100 along the Indian Ocean?" Yes ... the Indian Ocean. Not Entebbe Road. Not Kira. Not even Garuga. The Indian Ocean. Apparently, we now skip the mainland entirely and go straight for the coastline, because, why not? If social media says Uganda has ocean access now, then surely someone must be selling plots on the beach, right? Since last week, the hype has g ....

HOW TO FIND GOOD REAL ESTATE DEALS - Finding great real estate deals isn't just luck, it's skill sharpened with the right tools and the right mindset. So, where do the hidden gems hide? Every real estate agent has had that moment, staring at a listing thinking, "How did I miss this one?" The truth is, hidden real estate opportunities rarely stay hidden for long. The trick is spotting them before the competition even smells them. Julius Czar, who's been marketing properties online for a decade, often reminds agents that deals ar ....

THE BIG PICTURE BEHIND THE RED EQUATION - If you're a real estate agent, you've probably noticed how tough it's become to stand out online unless you are part of the RED equation. Every day, hundreds of new listings pop up, apartments, villas, bungalows, flats, you name it. Everyone's posting on social media, but not everyone's getting noticed. Here's the uncomfortable truth: you could have the most beautiful listings, but if they're not part of a bigger RED equation, they might as well be invisible. Now imagine an equation that pul ....

THE RED ISN'T JUST PART, IT IS THE PROPERTY MARKET. - Every real estate agent knows the frustration of chasing leads that go nowhere. You post your listing on a "general marketplace" and suddenly, your inbox is full of people asking whether you can swap land for a goat or whether your three-bedroom duplex comes with free airtime bundles. It's like setting up a luxury showroom at a cattle market, wrong audience, wrong energy, wrong outcomes. That's where the Real Estate Database (RED) stands apart. RED isn't juggling between cars, phones, shoes, ....

Knowing the true price of a property before you buy isn't just smart, it's essential. Because the d ....

YOU HAVE THE MONEY BUT DON’T KNOW WHERE TO INVEST IT? - Money sitting idle is like an empty plot in a prime neighborhood. Its value is fully unlocked when built upon wisely. The same principle applies to real estate investing. Capital without direction is wasted potential, yet capital directed to the right opportunities turns into generational wealth. Why park your money in real estate and not elsewhere. Stock markets fluctuate with the winds of global politics. Bonds move at the pace of a snail. Startups promise the moon but collapse overnight. ....

KIBANJA CAN NO LONGER HIDE BEHIND MAILO. - There's a quiet moment every seasoned real estate agent in Uganda recognizes, that instant when a buyer's excitement pauses, eyebrows rise, and the inevitable question follows, "Does this land have a title?", if the answer is no or if the answer is that it's Kibanja land, then that's the moment where deals wobble, trust is tested, and reputations are quietly made or broken. In a market where clarity is currency, ambiguity becomes an expensive. That's exactly why Kibanja Land could no longer re ....

WHY SOME NAMES ARE BIG, AND OTHERS SMALL. - What determines the size of my name on the list of women breaking barriers? I have been asked that question numerous times. And I suspect many of you who have already seen my Women's Day blog have been quietly wondering the same thing, so I have found myself having to explain the criteria. But before I dive into the explanation about the size of the names, I usually ask a simple question to those who call me probing about that same issue: "How big would you like your name to be?" And ....

DO YOU SUPPORT OR OPPOSE THE IDEA OF SEARCH FEES? - I previously engaged in a constructive phone dialogue with Dr. Rachael Arinaitwe, a distinguished figure within Uganda's real estate landscape. Our conversation stemmed from a past encounter on Twitter Spaces, during which we held differing opinions on the practice of real estate agents charging search fees. My intention of reaching out to her was to bridge our perspectives and establish common ground. Initially, Dr. Mirembe strongly supported the elimination of search fees within ....

TRUST YOUR BUYING OR SELLING WITH AN AGENT YOU CAN TRUST. - You've probably seen it before, someone loses millions because they trusted the wrong person in a property deal. The excitement of owning a home turns into a nightmare. The "dream house" becomes a "drain house." And suddenly, what should have been a smooth transaction feels like walking barefoot on broken glass. Sound familiar? If you've been through, or even heard about, a botched real estate deal, then you already know that trust isn't just a buzzword in this industry, it's the entire founda ....

WHY YOUR MARKETING EFFORT ISN'T MATCHING YOUR COMMISSIONS - You've been doing everything the real estate "gurus" told you to do. You're posting to social media every single day. You're recording property walkthrough Reels, paying for "boosted" posts, and spending late nights responding to "How much?" comments. Your body is figuratively sore from the digital grind, yet when you look at your calendar, it's still empty. The phone isn't ringing with serious buyers or motivated sellers. It is one of the most frustrating feelings in real estate: working ....

LAND IS A STRATEGIC INVESTMENT, NOT A SAVINGS ACCOUNT. - Have you recently heard someone complaining that they bought land last year but now they can't find a buyer? You've probably heard it in a taxi park, on WhatsApp groups, or even from a friend who thought land works like an ATM. Such people assume that because land doesn't depreciate, then it must be a savings account where you just go and withdraw your money whenever you feel like it. But land doesn't work like that. Making a sale on land you bought earlier depends on several factors, includin ....

Who do you think RED crowns as the lead magnet? S ....

THE REAL ESTATE INDUSTRY HEROES. - In Uganda, Heroes Day is a significant occasion. Celebrated annually on June 9th, it commemorates the sacrifices of those who fought for the nation's freedom and honors individuals who have made notable contributions to the country's development. One such sector is real estate, where numerous indiv ....

DEALING WITH SELLERS WHO ARE IN A HURRY TO SELL. - If you've ever sat across a desperate seller who keeps repeating, "I need this sold yesterday," you know that sudden tightening in your chest that feels like someone just dumped an hourglass on your desk and flipped it over. They want you to market, negotiate and close before you've even taken proper pictures. It's chaotic, it's noisy, and it's weirdly familiar to any agent. When the clock is ticking, the wrong move is expensive, and any silence feels like neglect. If you've been there, buckle ....

CHOOSING THE RIGHT PERSON TO DESIGN YOUR WEBSITE - If you're in the real estate business, you already know this: a website is not just a digital brochure, it's your office, your showroom, your deal-maker. Yet, too many agents and developers in Uganda have learned this lesson the hard way. I've seen it happen time and time again, someone hires a random website designer who is a cousin to their uncles wife simply because the offer "sounded cheap," only to end up with nothing, or a site that stalls, breaks, or never even goes live. The excitement ....

WHY LEASE AGREEMENTS ARE 49 OR 99 YEARS. - If you've ever examined a land title or lease agreement, especially in Uganda and many Commonwealth countries, you may have noticed a curious pattern: leases are commonly 49 years or 99 years, not a neat 50 or 100. At first glance, this feels arbitrary. Why stop one year short? Is it tradition, superstition, or bureaucracy? The real answer lies in a mix of British taxation policy, colonial legal systems, and long-term control over land. 1. British Taxation Thresholds: Where It All Began The o ....

AI, ARTIFICIAL INTELLIGENCE VS RE, REAL ESTATE. - "If location is everything in real estate, then verification is everything in decision making." Imagine asking an AI whether a property has a genuine land title, only for it to respond with absolute confidence, complete with legal jargon, polished grammar, and enough conviction to make even the most seasoned broker nod in agreement. A week later, you discover the information was completely wrong. Funny, isn't it? Well, funny until someone loses a commission, buys disputed land, or ends up in ....
