The valuer calculates the cost of the land and the cost of constructing a similar property, accounting for depreciation.

4. Income Capitalization Approach.

This method is commonly used for income-generating properties such as rental apartments, commercial buildings, and industrial complexes. Pay close attention to the condition of the property, as a well-maintained home will typically command a higher value than one requiring significant repairs. The sizes of the rooms also play a crucial role, as larger, more spacious interiors are often more appealing to buyers or renters.

Nicolas also mentioned that, the exact location is another key factor; properties closer to main roads or in prime areas tend to be more desirable and, therefore, more expensive. Additionally, amenities and facilities such as elevators, gyms, swimming pools, children's play areas, or 24-hour manned security can significantly impact the property's value. These extras add convenience and luxury, making the property more attractive to prospective buyers or tenants and justifying a higher price point.
