IN KAMPALA, PROFESSIONAL WOMEN ARE INVESTING IN THEIR IMAGE. MODEST FASHION IS PART OF THAT STRATEGY.IN KAMPALA, PROFESSIONAL WOMEN ARE INVESTING IN THEIR IMAGE. MODEST FASHION IS PART OF THAT STRATEGY.
Published on 14/05/26 by Harry Musango.
The visibility economy works differently for professional women in Uganda's service sectors than it does for their male counterparts. In banking, real estate, education, and non-profit work, a woman's professional credibility is partially constructed through visual presentation. This is not new, it exists in professional cultures worldwide. What is new is the deliberateness with which a generation of younger Kampala-based professionals are building this presentation, and the sophistication they are bringing to the choices involved.
For decades, the default professional uniform for women in Uganda followed a narrow bandwidth: Western business casual. A blazer over a knee-length skirt. A structured handbag. Shoes with a heel. The logic was assimilation: professional women dressed like professional women in London or New York, and the geographic origin of the style was supposed to confer authority.
What this overlooked was that visibility and a

AFTER EID, THE RECEIPTS DON'T LIE: UGANDA'S MODEST FASHION MARKET IS BIGGER THAN RETAILERS ADMITTED.
Published on 7/05/26 by Ssenkubuge Charles
Every year, in the weeks surrounding Eid al-Fitr and Eid al-Adha, something predictable happens across Kampala's commercial districts. The fabric shops along Nasser Road run low on stock. The tailors in Kikuubo and around Old Kampala Mosque take on backlogs. The informal clothing stalls near Kibuli and Wandegeya move more inventory in two weeks than they do in two months.
Uganda's Muslim population is estimated at between 14 and 16 percent of the total population, over seven million people. In Kampala specifically, the concentration is significantly higher. During the major Islamic holidays, the demand for modest ladies' wear spikes sharply and visibly. What has been slower to emerge is the supply-side infrastructure to match it: quality, branded, professionally presented modest fashion built for Uganda's market specifically.
For decades, the dominant supply came from imported goods, Turkish abayas distributed through Gulf traders, Chines

SOLO PROPERTY VIEWINGS ARE A ROUTINE SAFETY RISK FOR FEMALE AGENTS IN UGANDA. THE INDUSTRY HAS NOT TAKEN IT SERIOUSLY.
Published on 2/06/26 by Harry Musango
Talk to almost any female real estate agent who has worked in Kampala for more than a year and a version of the same story emerges. A client who seemed professional in messaging becomes uncomfortable in person. A viewing scheduled at an occupied apartment turns out to have no other people present. A landlord in a remote plot in Gayaza or Najjera uses the isolation to say something inappropriate. In the less reported cases, the situation escalates further.
Uganda's real estate sector employs a significant number of women, particularly at the agent and property management levels. Their job description requires them to enter unfamiliar spaces, often unfinished, often isolated, often in low-density residential areas like Kigo, Buziga, or the outer Wakiso belt, with people they have met only through a phone call. The industry has largely treated this as a personal risk to be individually managed rather than a structural challenge requiring collectiv

WHY WE USE THE WORD CHEAP IN REAL ESTATE DÁTABASE (RED) MARKETING. Language matters a lot within the world of real estate, especially when it comes to attracting the right buyers. On the Real Estate Database (RED), you might notice that the word "cheap" appears frequently in our property titles, blogs, and other content. This is not a coincidence, it's a strategic decision that plays a significant role in helping buyers find the properties they're searching for online. Let's unpack why we've chosen to embrace this term, despite some of the mixed opinions it may evoke. Buyers Search for "Cheap," Not "Affordable".When it comes to online searches, words carry weight. Data shows that most buyers in Uganda looking for land or houses turn to Google with search phrases like "cheap residential land for sale in Bulindo" or "cheap bungalows for sale in Kisaasi". This is especially true for local businessmen and women who are serious about making purchases. Interestingly, the word affordable, a term that some perceive as more polished or appro

AI-GENERATED PROPERTY DESCRIPTIONS HAVE BEEN UPGRADED, SEE HOW THEY CAN TRANSFORM YOUR LISTINGS AND BOOST YOUR LEADS/SALES.
All AI-generated property descriptions in the Real Estate Database (RED) have been upgraded! They are now structured using subheadings on each pragraph based on the key elements of a standard property listing. We have also added a "Hook" at the begining plus a "Sinker" and a call to action at the endThese improvements are designed to combine the initial property details with the provided specifications, amenities, landmarks, tags, and surrounding locations to create clearer, more readable, and better-organized property description content.
This upgrade is also intended to help your listings stand out, both to potential buyers and on the Google search engine. Well-structured, detailed descriptions not only improve the user experience but also boost your properties' visibility in search engine results, leading to more leads and ultimately more sales.
Some RED agents have mentioned without evidence that buyers prefer brief summaries over comprehensive property descriptions. Howev

A COMPREHENSIVE GUIDE TO REAL ESTATE TAXES IN UGANDA.
Real estate investment in Uganda can be a profitable venture, but it is essential to understand the various taxes that come with it. Taxes such as property rates, withholding tax, and stamp duty can significantly impact an investor's financial bottom line. Here's a comprehensive guide to real estate taxes in Uganda that every property owner or investor should know:Withholding Tax.
In Uganda, withholding tax on rental income is applied to individuals and companies earning income from renting out properties. This tax is deducted at the source by the tenant when making rental payments to the landlord and is then remitted to the Uganda Revenue Authority (URA). The law specifies the parties responsible for withholding the tax (tenants) and those from whom the tax is withheld (landlords), depending on the nature and circumstances of the transaction.Tenants are legally obligated to remit the withheld tax (or the amount that should have been withheld) to URA within 15 days after the end of

100 FASTEST GROWING LOCATIONS IN AND AROUND KAMPALA CITY FOR BUYING RESIDENTIAL LAND. Is your home area one of the fastest growing locations around Kampala?
Kampala's real estate market is rapidly expanding, with numerous areas around the city experiencing significant growth. Based on the latest RED statistical analytics, I have identified the top 100 fastest-growing locations for buying land or houses, arranged and ranked in order of growth.
This boom is driven by rapid urbanization, a growing economy, and increasing demand and supply in these areas. A key observation is that the fastest-growing areas are "generally" more expensive. However, there are exceptions like Kololo, which, despite being very expensive, is ranked 39th due to its slower growth. This slow growth is attributed to the limited supply of land and low demand caused by high price points.
In this blog, I highlight a selection of these promising locations, offering an overview of the factors contributing to their growth and what makes each area unique and attractive for residen
